The Fund offers investors the opportunity to participate in the development of an identified and diversified portfolio of self-storage and office/warehouse flex properties with an experienced and successful Operator.
Operator has a stellar 31 Year History and has successfully developed and exited 90 properties.
History-Cost to Exit Ratio - A total invested equity across the 90 projects - $278 million and an exit value of $478 million -Cost to Exit ratio Of 62%
The Operator has acquired 10 properties for development by the Fund (each an “Identified Property” and together, the “Identified Properties”). The Fund will participate in each property as the required zoning and entitlements have been obtained, and the property is ready for development.
NOTE: One of these Properties is already at 30% Occupancy, several are nearing Completion of Construction and others will begin Construction in 2025.
These identified properties are in four high-growth markets: Austin, Texas; San Antonio, Texas; Houston, Texas; and Tampa, Florida. The Operator has extensive experience in these markets and believes they are consistent with the Fund’s investment objectives.
The Fund’s strategy is to acquire, develop, lease up and sell properties in high growth markets to provide attractive returns to investors.
